118B .085 states … “IF” the landlord has employed a manager. No reference in 118B that they must.
Again, no specific reference in 118B, however .080 and.085 states, if you employ a manager, you must provide their address if they live offsite.
There is no rent control in Nevada. 118B.150 3 does, however, require you give a 90-day notice. (It is highly recommended you raise it no more than once a year.)
Yes, all Managers and Assistant Managers MUST complete Annual Continuing Education according to NRS 118B.086 and .089. Each manager and assistant manager of a manufactured home park consisting of 6 or more lots shall complete annually 6 hours of continuing education relating to the management of a manufactured home park. The Administrator may impose a fine of not more than $500 against a landlord of a manufactured home park who employs a manager or assistant manager who has not completed the course of continuing education required by NRS 118B.086.
118B .040 2 states it must be in writing. (You need to insist on it.)
